REAL ESTATE MARKET REPORT

San Joaquin County:  There were 632 active listings in August 2021, compared to 466 listings in August 2020, an increase of 35.6%.  571 listings sold this August compared to 636 in August of last year, a decrease of 10.2%. During that same time period, the median home price increased by 22.4% from $425,000 to $520,000.

Sacramento County: There were 1318 active listings in August 2021, compared to 1057 listings in August 2020, an increase of 24.7%.  1491 listings sold this August compared to 1552 in August of last year, a decrease of 3.9%. During that same time period, the median home price increased by 21.2% from $425,000 to $515,000.

Solano County: There were 330 active listings in August 2021, compared to 309 listings in August 2020, an increase of 6.8%.  496 listings sold this August compared to 463 in August of last year, an increase of 7.1%. During that same time period, the median home price increased by 16.3% from $490,000 to $570,000.

Understanding Zoning Codes

Zoning categories and symbols vary among communities. A C-1 zone in one city is not necessarily the same as a C-1 in another. Local governments use letters of the alphabet as codes to identify the use allowed in a physical geographic area — such as:

  • R for residential buildings
  • C for commercial
  • I for industrial
