Inflation and the housing market: Decoding the latest numbers

The May 2023 Consumer Price Index (CPI) rose 0.1 percent, compared to a 0.4 percent increase in April. According to the latest figures from the U.S. Bureau of Labor Statistics, released June 13, the all-items index increased 4.0 percent over the past year before seasonal adjustment, a decrease from April’s 4.9 percent.

Overall, inflation has now slowed for 11 straight months and is down significantly from its peak of 9.1 percent last summer. Despite the progress, though, it remains above the Federal Open Market Committee’s stated goal of 2 percent. Here’s a peek into how inflation affects the housing market.

Inflation and the housing market now

The shelter category, which includes housing costs, was once again the largest contributor to the CPI’s monthly all-items increase. Shelter increased 0.6 percent in May and 8.0 percent over the last year.

Inflation hasn’t yet shaken its reputation for being higher and more stubborn or persistent than liked.— MARK HAMRICK, BANKRATE SENIOR ECONOMIC ANALYST

Should I Buy A House When Inflation Is Rising?

During periods of rising inflation, the price of everything from groceries to gas increases. Housing prices are no different: They, too, tend to rise during periods of higher inflation.

Does buying a house ever make sense during periods of rising inflation? That depends. If you don’t buy when housing prices start to rise, they might only get higher as you wait. Or, those prices might fall if you wait to buy. The problem? No one knows how high housing prices will rise, no matter what is happening in the economy.

What’s most important is buying a house when the time is right for you, whether prices are rising or falling. Look at your own situation and consider a few questions – Is your family growing or shrinking? Do you have the chance to move across the country for a job promotion? – before deciding whether the time is right to buy a home.

Owning a Home Helps Protect Against Inflation

You’re probably feeling the impact of high inflation every day as prices have gone up on groceries, gas, and more. If you’re a renter, you’re likely experiencing it a lot as your rent continues to rise. Between all of those elevated costs and uncertainty about a potential recession, you may be wondering if it still makes sense to buy a home today. The short answer is – it does. Here’s why.

Homeownership actually shields you from the rising costs inflation brings.

Freddie Mac explains how:

“Not only will buying today help you begin to build equity, a fixed-rate mortgage can stabilize your monthly housing costs for the long-term even while other life expenses continue to rise – as has been the case the past few years.”

Unlike rents, which tend to rise with time, a fixed-rate mortgage payment is predictable over the life of the mortgage (typically 15 to 30 years). And, when the cost of most everything else is rising, keeping your housing payment stable is especially important.
